About Us

TR Anderson LLC 200x300 About UsTed Anderson has been serving community associations including, town home, hi-rise condominium and single family home communities for the past 28 years. He has been both a Board Director and President in communities where he owned real estate and then transitioned to Property Manager. He has experienced and successfully managed many situations that one could encounter in managed communities to include new construction, all facets of renovation, hi-rise mechanical, tuck-point, roof replacement, and elevators to name a few. In town home and residential subdivisions he has lead the transition from developer to community, landscaping, construction of monuments; community pool maintenance, mail box and signage upgrade projects. He has also helped develop and implement Architectural Standards, community hand book and welcome packets and many times assisted with amending the governing documents.

He has effectively helped community association Board Directors with the interpretation and application of the communities’ governing documents. From experience he realizes the importance of maintaining the respect and cooperation of homeowners within the community and to prevent situations that could result in discord or dissension. To this end he listens respectfully, communicates concisely and seeks amicable resolution to daily issues that arise. He also confers with and advises the Board in situations that may inflict dissension within the community.

Ted and his staff take pride in the work that they perform. He professes that Integrity and doing the right thing are the guiding values for their actions and measures his own success by client respect.

Our Services

Administrative

Provides Board with periodical updates and serves as liaison between Board, homeowners, vendors and legal counsel. Assists Board with Board meetings, Homeowner annual meetings, the interpretation and application of the associations’ governing documents and provides resources to the Board to help with decisions. Maintenance

Conducts drive-by inspections within the community and enforces covenants. Manages vendor performance and facilitates the architectural control process. Manages master insurance plan, risk management and claim mitigation. (click on Maintenance Services.pdf for more info.)

Financial

Assists Board with the preparation of the annual budget, manage payables, receivables, collections, levees assessments and provides board with timely, accurate, simple and concise financial reporting. Preparation and maintenance of the association’s replacement reserve schedule and provides financial support for the investing of association’s funds.
